Application Approval Criteria

Your application process can take up to 3 business days.

Continual calling to check the status does not help expedite your application and in most cases it will only slow it down

  • Income

    • Total income should be a minimum of 2 1/2 times the rent

    • All income sources including Social Security, child support, spousal support, DSHS income, retirement income, grants/loans if you are attending college, and housing vouchers, must be verified with check stubs, monthly statements or award letters

  • Credit Score

    • 850-601 Standard approval *

    • 600-550 Conditional approval* (requires 1.5x the standard security deposit)

    • 550 and below Possible denial (but if approved, double deposit will be required)

      * Other factors affecting the overall approval (foreclosure, bankruptcy, minimal, negative/unverifiable rental history and evictions to name a few)

  • Previous Residence and/or Rental History

    • Verifiable residence history for at least 2 years is required. No broken leases, evictions or eviction filings will be accepted.

  • Job History

    • Your current and past job history provided must be verifiable.

       

Please ensure that you have the below required information and/or documents that are needed for input/upload during the application process. You will be required to enter, input or upload the following in either a .jpg or .pdf format:

  1. A photo ID is required for all applicants AND occupants over 18 years of age.

  2. A copy of the two most recent paycheck stubs for each applicant or tax return for self employed.

  3. A copy of the three last months bank statements

  4. Any award letters for a subsidized income (Disability, Social Security, other)

  5. If you have Animal(s) or Pet(s)., you will be required to submit information below AND proceed to https://pelicanrealtyoflouisiana.petscreening.com/to have your pet(s) or Animal(s) processed by a third party company.

  6. A Non Refundable application fee of $40.00 per name being processed needs to be paid in order for the application to be processed. If your application fee has insufficient funds (NSF) we may reject your application. If we decide to proceed with your application, your security deposit may be increased.

***We highly recommend viewing the property prior to submitting an application. While our practice is not to rent units sight unseen, we understand that there are rare circumstances where it may be necessary. NOT viewing the property will NOT be a valid reason for refusing to take possession and your RESERVATION FEE to hold the unit of choice will be forfeited for failure to take possession.

 

RESERVATION FEE

All applicants that are accepted will be required to place a RESERVATION FEE to hold your unit if not taking possession immediately. This application fee is one per property/unit, NOT one per applicant. Our office will provide you an acceptance letter upon completion of your application review. You will have 24 hours of the acceptance letter being emailed/texted to place your reservation fee. The amount required to reserve/hold a unit will be in your acceptance letter and varies based on the property/unit. Failure to make the required deposit of reservation fee can/will eliminate your application from acceptance. This reservation fee will immediately be converted to your security deposit account once possession has been taken, but consummating the lease and taking possession. Should you NOT take possession or refuse to take possession your reservation fee is forfeited for failing to perform.

While all efforts are made to get you in your property Monday - Friday, we understand that this need will arise. We are glad to be able to offer you this service.

 

After hours and weekend "Key Turn Over" is available for $125.00

NOT PROVIDING ALL NECESSARY INFORMATION WILL CAUSE A DELAY TO YOUR APPLICATION AND/OR CAUSE YOUR DEPOSIT TO BE HIGHER. PROVIDING FALSE OR INACCURATE INFORMATION IS GROUNDS FOR REJECTION.
